Quasi entire great furnished place at price of sharing

Ideally located 3rd out of 3 floors with 2 private decks, in-unit washer & dryer, bright open living area concept (kitchen, dining/office room, living room), entirely renovated in 2022.

The house is close to everything, while being in a quiet...
street. The neighborhood combines safety with proximity to JP vibrant restaurant, bar, and live-music scene, and downtown Boston / Back Bay is only 20mn away by public transport or bicycle. Also lots of green spaces within 5 minutes walk, with the South West corridor in one direction, and JP pond (a favorite of mine in Boston area) in the other one. The streets around are a pleasure to walk about with stunning New England houses.

It was built in 1905, and as such, has its share of quirks. I also have to confess that the large majority of the furniture (in the bedrooms notably) lacks any charm, however it is highly pragmatic.

The guest bedroom is equipped with a queen-size bed, a closet, a wardrobe, a desk with extension monitor, and a 6-cube bookcase thing that serves as a night-stand/dresser. The room also has 2 windows and is oriented South-West, so full of light.

The kitchen is fully equipped, and all appliances are stainless steel. The fridge is double-door, which makes it easy to separate your stuff and mine.

The bathroom has a tub, flexible handheld high pressure showerhead, new floor tiles, cabinets & sink. A couple shelves above the toilet.

Since I am actually based out of Provincetown from mid-September to some time late June and will only need to come barely a couple days per month if any, I am offering the guest bedroom and usage of all the living area at price of co-sharing. In exchange, I am expecting the place to be well taken care of in my absence, half of electricity and gas bill, and the occasional help with workers, trash, or shoveling when nobody else can. Wonderful young professional tenants on 1st and 2nd floors.

The only other thing I am asking is priority over the dinning room area counter to work from when I am around during a work day (likely not even one day a month, when I have to stop by Boston on my way to somewhere closer to Boston than Provincetown, such as Logan airport).

To tell a bit more about myself, I have a PhD in Applied Mathematics & Scientific Computation from Bordeaux I, France (where I am theoretically from) and an MBA from MIT Sloan, and currently working remotely as a principal statistical programmer for real-world evidence (RWE)/health economic & outcome research (HEOR) pharmaceutical studies. Born in France but raised as an expat over various countries, after a failed attempt at adjusting to my alleged home country, I arrived on the East Coast in 2010 and have found my home in MA (the period includes attempts at Miami, Montreal, and a 1 year stay in VT during COVID). My 2 current passions are meditation (I still can't believe the salutary impact it had on me, so I keep exploring) and motorbiking (in season). I used to be an avid climber, but that's very difficult from PTown, and not even that convenient from JP (I would say the only downside for me of JP).

Close to Longwood Medical area, 5mn walk to Stony Brook T stop and South West corido, Buses (including 39), Wholefoods Market, CVS, short walk to JP pond and lively Center Street with great restaurants and bars
